What is being developed on both sides of Toscana of Desert Ridge; especially on the corner of 56th and Deer Valley?


See answer A for the West Side regarding additional condominiums and answer B for the East Side which are apartments. 100% of the new “East side construction” is rental only. This is the most current information; subject, of course, to change.

A. The plan is for Statesman (the Developer/Declarant) to build approximately 223 new luxury Condominiums on the West side in a community that will be called “THE LUXE.” These will be 4-story buildings built with steel and concrete; the same construction as the 548 central condos already in Toscana (Note: The 14 Casitas and the 115 Condominiums in Building 10 are of frame and stucco construction). THE LUXE Condominiums will range in size from 1600 -2500 square feet and each unit will have its own storage and 2 parking spaces. It will consist of 6 buildings totaling approximately 223 two and three-bedroom units with pricing anticipated to be in the $500,000 to $750,000 range. THE LUXE will feature expansive amenity areas that will be exclusive to THE LUXE owners such as a 150′ lap pool, a second larger regular pool, a clubhouse, fitness center, outdoor kitchen, courtyards and Ramada’s. The plan is to have a dog park (featuring a large dog area and a small dog area) that is dedicated for use to both THE LUXE and Toscana community. THE LUXE amenities will be for the exclusive benefited use of THE LUXE owners and guests. All operating and maintenance costs for the “benefited use areas” will be paid for by THE LUXE owners and will have no impact on the Toscana Condominium Association (TCA). However, as part of the TCA, THE LUXE owners will have access to the Toscana amenities (now enjoyed by 677 TCA members); THE LUXE owners will assist by contributing to these ongoing costs to the TCA. These units will take several years to build but if we assumed they were open today, THE LUXE owners would be paying an HOA fee of $250-$350 per month for their exclusive benefited use amenities plus $430 for the combined TCA and Toscana Maintenance Association (TMA) HOA fees. They will begin construction with 2 of the 6 buildings; most likely beginning in the Spring of 2018. Again, the HOA fees and anticipated purchase prices are estimates at this point.

B. The EAST SIDE is where Statesman is building a Luxury Apartment/Rental community to be called THE MONTREUX, that will offer long term rentals designed to complement the MANOR VILLAGE AT DESERT RIDGE. There will be 3 buildings totaling 335 one, two, and three-bedroom suites (apartments). This complex will include 2 larger pools, a clubhouse, game room, fitness center, and courtyard/Ramada. THE MONTREUX will not be a part of either the TCA or the TMA resulting in no costs for Toscana residents. A natural property dividing line will be installed during construction. Construction has started and there is an estimated 24-month buildout for both THE MONTREUX (Apartments) and the MANOR VILLAGE LIFE CENTERS which are to be a luxury Senior Living rental community featuring Independent Living, Assisted Living, and Memory Care in one building totaling 196 suites.
