If you’re considering selling your home while the Phoenix market is hot, you’re not alone. Many homeowners are taking this opportunity to enter the market, but how can you ensure that your home receives the best offers possible? One simple way is to enhance your home’s curb appeal this spring. These simple tips will help make a great first impression for potential buyers.

Improve Your Entryway
The entryway is the focal point of the exterior and sets the tone for your space, so it’s important to take the time to create a nice entryway. To start, consider giving your front door a fresh coat of paint and clear any cobwebs from the corners. Don’t be afraid to add décor! Fresh potted plants by the door are a great way to give the area life. If you have a welcome mat, be sure that it is truly welcoming. Make sure it’s in great shape and has a timely message. A spring wreath on the door can add color and charm and tie the space together.

Clean the Exterior of Your Home
One of the simplest things you can do to improve the appearance is to use a power washer to clean the exterior of your home. The most important areas are the front porch, any outdoor decks and the driveway. These high traffic areas easily build up dirt and grime that power washing can remove. Cleaning the windows outside can also help your home shine. If you’re pressed for time, focus on the windows on the front and back of your house as they will likely be looked at the most during a walkthrough. Finally, the wood slats on the gate to your backyard are often overlooked, as you see them every day. Painting or staining them will help them look fresh and tended.

Declutter The Yard
Removing any items in your yard that could distract potential homebuyers from your home’s exterior will make a huge difference. The buyers need to be able to envision themselves in your yard and picking up and storing any toys, old lawn art or chairs allows them to do so more easily. Let your neighbors know that you are planning to sell your home as well. If their front yard is a distraction, it could negatively reflect on your home. Sometimes a friendly conversation can help get those weeds pulled or boxes moved.

Tend to Plants and Flower Beds
Once your home and yard are clean, next it’s time to tackle the final and most important step that will give a big visual boost: tidying plants and trees. Now is the time to pull weeds and remove any plants that may have died this winter. As small as it may seem, overgrown weeds or dead plants can be very distracting and not ideal when you’re working to present your house as a buyer’s dream home. Additionally, consider trimming any trees that are overgrown or are touching the home. This small task can make a difference when potential buyers are considering the work they may need to put into the yard.
