Many people ask what I do in the summer. It’s like they think we just roll up the sidewalks when the thermometer hits 110 degrees. Nothing could be further from the truth. Actually, June, July, and August are our busiest time of the year. We went back 10 years ago on MLS and found that 27% of our homes sell in the three summer months.

When I tell people that, they scratch their heads and ask, “Why is that?”

Summer is when families want to move. They wait until the school year ends in May and then they want to be in the new schools by the end of August. This doesn’t just apply to Arizona families. We get folks from colder climates who can’t get their homes sold in the winter. Who wants to deal with lockboxes when the snow is up to the windowsill? So, they wait for school to be out, then rush like crazy to be done by September.

What this means to you is opportunity, opportunity, opportunity. Sell ‘em while they’re hot – no pun intended. Now is the time to find out what your home would sell for in today’s market and, if you have kids in school, you need to take action now. It’s bad enough dropping your third grader off late for school. You really don’t want to deal with changing schools during the school year.
