There’s something about this time of year that just feels right. Maybe it’s the warmth, enough to delight without overwhelming us—though we know the real heat is just around the corner! The mountains beckon with their trails that are utterly inviting in the crisp early morning and pleasantly cool evenings. If you’ve yet to explore these paths, I couldn’t recommend it more. It’s the perfect blend of vigorous exercise, the fresh outdoors, and the occasional thrilling glimpse of wildlife—coyotes are a personal favorite, though I’ll pass on the rattlesnakes with a smile!
In the realm of real estate, we’ve been kept on our toes by the Fed’s hints at rate reductions. The close of last year brought talk of rate cuts—up to four, they said—yet we’ve only seen them inch upwards. But here’s the twist: Sales have been climbing each month, a promising trend for the Valley.
The MLS Landscape
Observing the MLS data, it’s uplifting to see a 13% surge in sales from one month to the next. Not to mention, the average sale price has risen by 2.8%, painting a picture of a robust market. Homes are also finding their new owners a bit quicker, with the average days on market dipping from 66 to 63 days—a home now spends just a smidge over two months before it’s snapped up.
The 85383 Snapshot
In our niche of 85383, we’ve witnessed a slight dip in average sale prices over the past couple of months. Yet, our prices still stand $141,359 above the MLS average, despite a 2.18% month-over-month decrease. Sales, however, are another story, with a whopping 19.7% leap—outpacing the broader market. And homes here are selling faster, too, with the average days on market dropping from 62 to 50 days.
